The Luquillo area on the eastern part of Puerto Rico is famous for its beautiful beaches and has become a favorite location for the second- home market.

After bidding this project on the open market and being faced with an inflated cost-structure that made it unfeasible, we were approached and commissioned by the Client to analyze, re-structure and buy out the project in a way that would allow for its successful development.

After completing our pre-construction and procurement phases, we were able to cut over $1 million dollars from the original costs.

Having achieved these savings through careful estimating, procuring and sub-contracting, the Client was then able not just to finance and build his project, but also to re-invest this money in additional detailing, to increase the property's value.

Construction was completed in October, 2001.
