• Preliminary designs: this is a set of scaled, computer-drafted plans for review and approval, after the owner decides to proceed with a project
  
  
• Design development: at this phase, both the architect and engineer begin an in-depth process of evaluating and determining building systems and components, as required by the pre-determined layout of functions and spaces. During this phase, there is a larger degree of coordination between architect and engineer, conflicts between the building components are resolved, and materials and construction methods/systems are presented and discussed with owner
  
  
• Construction documents: at this phase the developed design is further coordinated, detailed and refined, since it will become a graphic and written legal contract between builders and sub-contractors. The final product is a set of plans and specifications composed of:
